Meet Kimberly Frampton, Assistant Manager

As the Assistant Manager at AVE Santa Clara, I oversee our community’s billing, payments, and banking, along with a variety of administrative responsibilities. I also step in wherever help is needed to make sure we have coverage for the day-to-day needs of the community. Sometimes that means assisting with leasing, but most of my focus is on supporting Resident Services. Each day brings it’s own priorities, so flexibility and teamwork are essential to keeping things running smoothly. At the end of the day, knowing our residents are comfortably settled in their apartments is the most rewarding part of my job.

Q: What is a typical workday like for you?

My day includes constantly checking emails, keeping our books up to date submitting invoices for processing, preparing for new reservations, looking for ways to help the team, and handling many other tasks as needed.

Q: How long have you been working in this industry?

Between real estate and property management, I’ve been in this industry for more than 15 years. I’ve worked as a real estate agent, leasing representative, assistant manager, and general manager.

Q: What do you love most about being a part of the AVE team?

What I love most about being part of the AVE team is the incredible teamwork and the willingness of everyone to go above and beyond to make our community the best it can be. Each team member brings their own strengths and commitment to the table, and it’s that shared dedication that makes AVE Santa Clara such a special place to work.

Q: What is your favorite amenity or service that AVE provides and why?

The pet spa is definitely my favorite amenity. It’s amazing, and I love that it even has a blow dryer for the dogs! The fitness center is a very close second, with all of the incredible equipment available for our residents to enjoy. Both amenities are examples of the thoughtful spaces that make AVE Santa Clara such a great place to live.

Q: What is your hometown?

I don’t really consider myself to have a hometown because I’ve moved around quite a bit over the years. If I had to choose one, though, I would say San Antonio, where both of my children and my grandchildren live. It’s the place I love to visit and truly consider home, because home is where your heart is!

Q: What is your favorite hobby and why?

My favorite hobby is hiking with my dogs. I love being outdoors and take every opportunity I can to spend time outside, especially when I can enjoy it with my pets. There’s just something about being outside, getting some fresh air, and exploring that makes me happy!

Q: What is your favorite spot in Santa Clara (or the surrounding area) and why?

One of the best things about living here is having so many amazing places to explore within an hour’s drive. A favorite of mine is Capitola, with its charming shops and great restaurants right on the beach. It’s the perfect place to spend a day enjoying the scenery and people-watching!

Q: What are some fun facts about you that we might not know?

Both of my kids joined the Army as young adults. My daughter was a combat medic and served in Iraq, and my son served two tours in Iraq and received a Purple Heart last year. They are two incredibly brave and courageous people, and I’m so proud of them.
I’ve moved 13 times in the past 13 years! This was actually the first year I didn’t move, so I’m calling that a major accomplishment. AVE has been an amazing place to work.
After all that moving, I’ve learned that I’m very good at starting over, adapting to new places, and making myself at home just about anywhere.
