For a century, Korman Communities has been studying how people want to live, and its AVE brand is now bringing those lessons to new cities across the country. Multifamily Executive explores how the fifth-generation family company is growing well beyond its Mid-Atlantic roots, with insights from Brad Korman, Co-CEO of Korman Communities, and Lea Anne Welsh, President of AVE and COO of Korman Communities.
The momentum is impressive. AVE now owns and manages more than 6,000 apartments across 20 communities in eight markets and seven states. Its newest chapters span the country. AVE Santa Clara marked the brand’s arrival in Silicon Valley and reached 95% occupancy in just seven months. AVE Station House is now rising in Denver, and two new communities are opening at Philadelphia’s Navy Yard. AVE has also broken ground in Horsham, Pennsylvania, close to its home office, and grown through acquisitions in Tampa, Austin, and Dallas.
At the heart of that growth is a philosophy that began decades ago. Founder Steven Korman championed furnished apartments and flexible stays long before they became popular, and that spirit lives on today. Between 30% and 40% of AVE apartments are fully furnished, serving people through career moves, extended travel, downsizing, and other life transitions. Brad Korman describes AVE and its sister brand, AKA, as the result of studying how people live across generations rather than chasing trends.
AVE is also reimagining the digital experience. In partnership with London-based Matter of Form, the brand launched a redesigned website that makes it easier to find and lease both luxury apartment residences and furnished, flexible-stay apartments. Interactive neighborhood maps, curated local highlights, and a refreshed visual identity make the experience feel personal from the very first click. Welsh describes the new site as a reflection of AVE’s belief that thoughtful technology, paired with a lifestyle-first approach, helps residents through every stage of their journey.
Through every new market, one goal stays constant: helping people love where they live. With the Korman family name on the door, AVE remains committed to doing things the right way, creating a genuine sense of home and helping residents Live Better® from coast to coast.
