AVE has officially arrived in the Mile High City. On April 16, 2026, partners, community leaders, and Denver Mayor Mike Johnston gathered in the RiNo Arts District to break ground on AVE Station House, a 13-story luxury apartment community and AVE’s first home in Denver. The milestone drew coverage from outlets across the city, and it begins an exciting new chapter in AVE’s national story.

AVE Station House will rise on a striking triangular site at 40th and Walnut. It will offer 301 apartments, with shops and gathering spots along the street below. The community comes to life through a collaboration between Korman Communities, RXR, Invent Development Partners, and Halpern Real Estate Ventures. OZ Architecture is shaping the building, Vida Design is creating the interiors, and Brinkmann Constructors is bringing it all to life.

Inside, residents will have more than 18,000 square feet of indoor and outdoor amenities. They can start the day in the fitness and wellness spaces, settle into coworking areas for focused work, and unwind by the pool or on the rooftop at the end of the day. A golf simulator, resident lounge, and landscaped courtyard add even more ways to play and connect. Throughout, AVE’s signature high-touch service and curated programming help every resident feel at home. Lea Anne Welsh, President of AVE and COO of Korman Communities, shared that Denver’s strong sense of community makes it a natural fit for a brand built around the resident experience.

The location makes everyday life wonderfully connected. The RTD 38th and Blake rail station is just one block away, offering direct rides to downtown Denver and Denver International Airport. The 39th Avenue Greenway and the city’s bike network are close by, and EV charging is built into the community, so residents can get around however they prefer. AVE Station House also joins one of Denver’s most dynamic transit-oriented corridors, placing residents at the heart of the RiNo Arts District.

AVE Station House also contributes to the city’s future. About 10% of its apartments will be designated affordable, and Mayor Johnston highlighted the community’s role in expanding middle-income housing across Denver. Move-ins are expected in late 2028, when residents will be able to Live Better® in one of Denver’s most vibrant neighborhoods.
