Philadelphia’s Navy Yard has long been a place where thousands of people come to work, and now it’s becoming a place to call home. Bisnow reports that the arrival of AVE Navy Yard marks a turning point for the historic South Philadelphia campus, which welcomes 17,000 workers each day. Korman Communities and Ensemble/Mosaic delivered the Navy Yard’s first residences in March: 614 apartments across AVE Normandy and AVE Constitution.

Brad Korman, CEO of Korman Communities, shared the community’s momentum during Bisnow’s Philadelphia State of the Market, speaking from the Live! Casino & Hotel overlooking AVE Navy Yard. Hundreds of residents now call the community home. Half are 34 or younger, and 70% have moved to Philadelphia from outside the city.

That growing community is drawing exciting new dining to the neighborhood. AVE Navy Yard includes 40,000 square feet of retail space, and Sam Korman shared that discussions are well underway for every space, with several letters of intent already signed. Residents can look forward to full-service restaurants and bars, fast-casual favorites, all-day cafés, and everyday services. Brad Korman promised Philadelphia names residents will recognize and be excited about.

Getting around is easier than ever, too. SEPTA recently extended its Route 45 bus line into the Navy Yard, connecting the campus to public transit for the first time since its redevelopment began. AVE Navy Yard is also just the beginning: the Philadelphia Industrial Development Corp.’s master plan envisions 4,000 residences in this part of the Navy Yard over the next two decades.

With residents settling in and new restaurants on the way, AVE Navy Yard is bringing fresh energy to Philadelphia’s newest neighborhood, a place where residents can live, work, and Live Better® by the waterfront.
